I'm taking my niece on a graduation trip of some kind, but she has no clue where she wants to go. There's time though, she's only 15. But yeah, I bought my house in 2021 and it was quite the budget killer.

What type of interest rate did you end up with? Luckily my payments are only 1300$ (with taxes and insurance added in). But had a 4% interest rate

I ended up with 2%, which is pretty decent. My overall payments are $1400 with taxes and insurance.

Nice nice! I wanted to refinance but there was no point, after fees and all I would be paying the same. My taxes are like 5k a year alone though which sucks. My parents lived in DE at one time and only had like $200 a year in taxes, boo! lol

I've thought about refinancing too, I could do a cash-out and use the cash for a down payment on a new house to rent out. Passive income is the best kind of income.

That is my end goal with my stock account, once it gets so high I plan to put a bunch into dividend stocks that still continue to grow, and ETF's liek SCHD which pay a 3.4% dividend. But since I am still youngish I have some risky plays going on with my stocks, either I lose the money or I made a Mil. A boy can dream.
But I SO wish I bought a home when I was younger and could of picked up a few at 50k-80k near me. Those homes are so much more now. Mainly if I bought those same homes a town over. Tiny homes but went from 80k to 400k now. And they sell like hot cakes because of the area and school. But I cant live thinking about what if's, I just keep researching potential investments that can help me have a nice nest egg. I just dream I have enough money where I can quit on a whim and not worry one bit about money to pay the daily bills lol.
